Moving from Virginia to Dallas-Fort Worth: A Family Guide to Taxes, Housing, and Suburbs

Kristen Carpentier

Quick answer: Moving from Virginia to Dallas-Fort Worth trades Virginia individual income and vehicle taxes for Texas local property taxes and different vehicle-registration rules. Whether your household costs rise or fall depends on income, vehicle circumstances, exemptions, insurance, and the exact homes and addresses you compare.

Kristen Carpentier’s Dallas relocation guide video about choosing a DFW suburb

Watch Kristen’s DFW relocation guide for a regional overview, then use the Virginia-specific cost and eligibility checks below.

Virginia families often compare their current home with homes they are considering in DFW. Those prices alone do not settle the budget question: monthly ownership costs also depend on local taxes, insurance, financing, and the property itself.

A quick geography note first, because it changes every number below. "Dallas" usually means the city of Dallas itself. "Dallas-Fort Worth," or DFW, means the whole region, including Fort Worth and dozens of independent suburbs, each with its own city rate, county, and school district. Most relocating families land in a suburb rather than in the city of Dallas, so that is what this guide covers. Statewide averages are useful background only. I have labeled every figure with the geography and period it describes.

If you want the wider picture first, start with the DFW Family Relocation Guide, then use the Suburb Matcher once you are ready to narrow the map.

What Changes on Your Paycheck

This is one part of the comparison to model using your household income and filing situation.

Virginia’s individual income tax is graduated: 2 percent on the first $3,000 of taxable income, 3 percent from $3,001 to $5,000, 5 percent from $5,001 to $17,000, and 5.75 percent on taxable income above $17,000. The 5.75 percent rate is marginal; it does not apply to every dollar of income. See Virginia Tax’s filing and rate information for current thresholds and deductions.

Texas has no individual state income tax. The effect on a household budget depends on taxable income, deductions, and the local housing and ownership costs on the Texas side.

How Do Virginia and DFW Property Taxes Compare?

Texas funds schools, cities, counties, and emergency services largely through local property tax, and there is no statewide rate. Your bill is the sum of the rates set by every taxing entity covering your specific parcel, applied to appraised value after exemptions.

Tax Foundation’s 2024 ACS-based estimate of effective property tax rates on owner-occupied housing is 0.78% for Virginia and 1.40% for Texas. These are statewide comparison figures, not a quote for a DFW property; local tax bills depend on the parcel’s taxing units, appraised value, and applicable exemptions.

10%Annual appraisal cap once your homestead qualifies

Sources: Texas Comptroller, property tax exemptions; Tax Foundation, property taxes by state and county. The $140,000 school exemption was raised from $100,000 by Proposition 13, approved by Texas voters in November 2025.

For an address-level estimate, identify every taxing unit on the parcel and use that year’s adopted rates. Rates can include a county, city, school district, community college, hospital district, and other applicable units; city names alone do not establish the full tax stack. The Texas Comptroller’s tax-rate and levy tables provide year- and unit-specific reference data.

Check special district charges separately. A municipal utility district (MUD) is a taxing unit with its own ad valorem tax rate. A public improvement district (PID) uses a special assessment and is not an ad valorem tax rate. See the Texas Attorney General’s explanation of PID assessments. The amount and terms depend on the property and district documents, so review the parcel’s tax record and disclosures before making an offer.

For an eligible residence homestead, the statewide school-district exemption is $140,000. The 10% appraisal limitation applies only to a qualifying homestead and generally begins January 1 of the tax year after the first year the owner qualifies; qualifying new improvements may be added outside the cap. File with your county appraisal district and confirm its process and deadline. April 30 is the general deadline, subject to statutory exceptions.

For the parcel-level calculation, read the Texas property tax guide for out-of-state buyers alongside the Dallas Cost of Living Calculator. Use the actual home address and current taxing units for every estimate.

What Happens to Your Virginia Car Tax When You Move?

This is the line Virginia families forget to count, and for a household with two or three vehicles it is not small.

Virginia localities assess annual personal property tax on vehicles, with rates and relief varying by locality and tax year. For example, Fairfax County publishes its current $4.57-per-$100 rate and relief details, while the City of Alexandria lists $5.33 per $100 for automobiles in FY2026. Virginia’s state relief is conditional on vehicle use, value, and local relief percentage; check your locality’s current bill and eligibility before comparing amounts. For a simple gross-rate illustration before any relief, a vehicle assessed at $50,000 would produce $2,285 at Fairfax’s $4.57 rate or $2,665 at Alexandria’s FY2026 $5.33 rate. Actual bills depend on the locality’s assessment, applicable PPTRA relief, and vehicle eligibility. The Commonwealth’s Personal Property Tax Relief Act rules limit relief to qualifying personal-use vehicles and do not erase every local bill.

Virginia-to-Texas vehicle check: Keep the last Virginia bill for each vehicle, identify who is titled on it, and ask the Texas county tax office which title-tax category applies. The $90 new-resident tax applies when the vehicle was previously registered in the new resident’s name elsewhere; a different purchase or registration history can change the tax due. Then check whether your DFW county requires emissions testing.

Texas does not charge an annual personal property tax on personally owned vehicles. A vehicle bought in Texas is generally subject to 6.25% motor-vehicle sales tax. A qualifying new resident bringing an already-owned vehicle previously registered in that resident’s name in another state generally pays the $90 new-resident tax in lieu of use tax. Registration also includes applicable fees. Since January 1, 2025, noncommercial vehicles no longer need a safety inspection; vehicles registered in 17 counties, including Dallas, Collin, Denton, and Tarrant, still need emissions inspection. See TxDMV registration requirements and the Texas Comptroller motor-vehicle tax guidance for your circumstances.

Use your actual prior Virginia vehicle bills and your Texas registration estimate in the comparison. The difference is one household-specific input; it does not by itself determine the total cost of a move.

What Can Your Virginia Home Budget Buy in DFW?

Home prices vary widely across Virginia and DFW, and this guide does not have a like-for-like, same-period comparison for a defined Virginia market. Compare recent sales for similar property types in the exact areas you are considering; do not use a regional headline as a proxy for your sale proceeds or DFW buying power.

Against that, here is what the twelve month rolling single family market looks like across a range of DFW suburbs families ask about:

A Neutral Starting Shortlist by Budget and Work Location

These are candidates to compare, not rankings or commute promises. Prices are the saved rolling 12-month single-family medians shown above; they update independently. School districts are district names only, never a campus assignment.

For a west or central job site, also compare Fort Worth and the Mid-Cities against the actual workplace. The current table does not contain a matched price series for those areas, so request current listings rather than inferring their cost from the northern suburbs.

The table is a starting point for research, not a promise of equivalent home size, age, school placement, or leftover equity. The dataset’s DFW prices are rolling 12-month medians; it does not contain a matched Northern Virginia median from the same period and property type, so this page cannot responsibly say what a typical NoVA sale buys in DFW. Compare recent single-family sales from the same period, then compare the actual DFW property by price, condition, taxes, insurance, and commute. Check current listings through each linked suburb page and verify school assignment for each address.

How Do You Verify the School for a DFW Address?

Virginia families are used to Standards of Learning results and county-run school divisions. Texas is structured differently, and the difference matters when you shop for a house.

Texas school districts are independent taxing entities, not arms of the county, which is why they are called independent school districts, or ISDs. District boundaries do not follow city limits. A single city can contain territory from several districts, and a single district can span several cities. That is why I never let a family assume the district from the mailing address.

Two ratings are worth knowing. The Texas Education Agency issues an annual A through F accountability rating for districts and campuses, with 2026 ratings published on the TXschools.gov site. Niche publishes a separate letter grade built from a different mix of inputs including test data, survey responses, and college outcomes. They do not always agree, and both are worth a look. TEA’s current accountability release is the 2026 rating year; the table’s Niche grades are a separate, independently updated measure.

The step that actually protects you: before you write an offer, verify the assigned elementary, middle, and high school campus for that exact address on the district's own attendance boundary tool. Zoning changes, and a listing agent's description is not a guarantee. Our DFW school district guide is the place to start comparing districts.

School assignments must be checked for the exact home address, because one address can feed different elementary, middle, and high schools
Address-level school verification matters when comparing a familiar Virginia county-school model with Texas independent districts. See the DFW school district guide and confirm the assigned campuses with the district.

Where Is the DFW Job Site You Would Commute To?

DFW is large, and picking a suburb before you know where the work is located is the most expensive mistake I see relocating families make. Narrow by job site first, then by district, then by price band.

For a Northern Virginia defense or federal-contractor household, do not treat “DFW” as one job market or assume a local role transfers with you. The metro’s defense work includes Lockheed Martin Aeronautics’ F-35 production site in Fort Worth, L3Harris roles listed in Arlington, and RTX Raytheon’s North Texas campus in McKinney. Verify the exact team, current opening, and expected onsite location with the employer; then compare the actual commute from candidate addresses. The McKinney campus is not evidence of a typical transfer or hiring path.

If the move is corporate rather than defense, the familiar anchors are Toyota North America and JPMorgan Chase in Plano, American Airlines in Fort Worth, Charles Schwab in Westlake, and State Farm in Richardson. Each of those pulls a different set of suburbs into range.

I am deliberately not publishing minute-by-minute commute claims here, because DFW drive times swing widely between off-peak and rush hour and a single number would mislead you. When we work through a shortlist together, I check real peak and off-peak ranges for your specific route rather than quoting an average.

Will Your Virginia Veteran Tax Status Qualify in Texas?

Texas offers property-tax exemptions for qualifying veterans, but eligibility and household impact depend on the rating, homestead, and statutory requirements. Confirm details with the county appraisal district before including an exemption in a budget. Compare the Virginia statutory exemption with the Texas Comptroller’s 100% disabled-veteran rules; each state applies its own eligibility and homestead test.

Source: Texas Comptroller, property tax exemptions. Eligibility and required documentation are determined by your county appraisal district. This is general education, not tax or legal advice.

If you may qualify, ask your county appraisal district what documentation and homestead requirements apply. Model the move with and without the exemption until eligibility is confirmed; no exemption by itself determines which state costs less for a household.

What Should a Virginia Household Verify Before Arrival?

  1. Pin the work location and the commute tolerance. One address, or a defined corridor, before anything else.
  2. Set an honest monthly ceiling, not a purchase price. Include principal and interest, the full local tax rate, any MUD or PID, homeowners insurance, and HOA.
  3. Get a real insurance quote on a real DFW address. Wind and hail losses are material homeowner-insurance considerations in Texas. Coverage, exclusions, and deductibles vary by policy, so compare written quotes for the specific property. Review the Texas Department of Insurance homeowners guide, then use the local electric provider’s address lookup and prior usage history to estimate summer bills.
  4. Shortlist three or four suburbs, not ten. Use the Suburb Matcher to narrow, then read the individual suburb guides.
  5. Verify school zoning by address on the district's own boundary tool for every home you seriously consider.
  6. Visit in person if you possibly can, midweek, and drive the actual commute at the actual hour.
  7. Ask your county appraisal district when and how to file your homestead application. April 30 is the general deadline, subject to statutory exceptions.

Frequently Asked Questions

Is Texas cheaper than Virginia for a family?

It depends on household income, vehicle circumstances, exemptions, insurance, and the two specific properties. Texas has no individual state income tax or annual personal property tax on personally owned vehicles, while local property-tax bills vary by parcel. Compare actual inputs rather than treating statewide averages as a household result.

Does Texas have a car tax like Virginia?

Texas has no annual personal property tax on personally owned vehicles. A Texas vehicle purchase is generally subject to 6.25% motor-vehicle sales tax; a qualifying new resident bringing an already-owned car previously registered in that resident’s name in another state generally owes the $90 new-resident tax in lieu of use tax. Registration fees apply, and emissions inspections are required in 17 counties for noncommercial vehicles. Virginia vehicle-tax rates and relief depend on locality and tax year.

How much is the Texas homestead exemption?

An eligible residence homestead receives a $140,000 school-district exemption. Qualifying homeowners age 65 or older or with a qualifying disability may receive an additional school exemption. Some local taxing units may offer local-option exemptions. Confirm current amounts and eligibility with your county appraisal district.

What do Virginia families lose money on when they move to Dallas-Fort Worth?

Property tax and insurance may be higher, but the result depends on the properties and coverage compared. MUDs are taxing units with ad valorem rates; PIDs use special assessments. Check the complete tax-unit list and district documents for the specific address.

How should Virginia families choose a DFW suburb?

Start with the actual work address. A Fort Worth or Arlington job may make a west-side commute worth testing; a McKinney, Plano, or Richardson job may point north. Compare real routes before choosing a suburb, then check school assignment and price.

Do veterans get a property tax break in Texas?

Qualifying veterans with a 100% service-connected disability rating or individual unemployability may receive a total residence-homestead exemption under Tax Code 11.131. A surviving spouse must meet additional conditions, including not remarrying and keeping the property that was the spouse’s homestead at the veteran’s death as a homestead; a subsequent homestead may receive only the prior exemption’s dollar amount. Tax Code 11.22 provides partial exemptions by rating. Confirm eligibility and documentation with the county appraisal district.

Data note: Local home prices and school grades use the site's suburb profile dataset and update independently of this article. Market figures are not an appraisal or a prediction. Tax information here is general education, not tax, legal, or insurance advice. Confirm your situation with the county appraisal district, a licensed insurance agent, and the appropriate tax or legal professional.

The Bottom Line

Moving from Virginia to Dallas-Fort Worth involves a real tax and housing trade. Texas has no individual state income tax or annual personal property tax on personally owned vehicles, while local property taxes and insurance costs depend on each address and household. Virginia locality, income, vehicles, exemptions, home price, financing, and coverage all affect the outcome. Compare the same household inputs and actual properties, then use the cost calculator to test your own scenario.

For each home you are considering, gather the complete local tax-unit rates, any separate MUD tax or PID assessment, an insurance quote, verified school assignment, and commute at the times you travel. Those property-specific facts make the comparison useful.
