BIGGEST WINNERS in the Dallas Housing Market - October 2023

It is that time again when we eagerly delve into the numbers from October 2023 in order to determine which cities in the Dallas Texas metro area have performed exceptionally well month over month, compared to September. Typically, the Fall season signifies a slower period for the housing market here in the Dallas Fort Worth metro area. However, it appears that these select cities have managed to find their groove and experienced significant growth in October, primarily based on their Median Sales Prices.
Naturally, we exercise caution and take certain measures to narrow down the list. We understand that prices can fluctuate wildly if there are only a few transactions, so we've made it a point to only consider cities that had a minimum of 30 closed sales in October. This eliminates some of the noise and provides a more reliable representation. Additionally, we rely on median sales price rather than average, as it is less likely to exhibit drastic swings either upward or downward.
In our pursuit to keep a keen eye on the overall housing market in Dallas Texas, we track the performance of over 80 suburbs and cities in the region each month. This allows us to maintain a comprehensive understanding of the ebb and flow of the real estate landscape in Dallas Texas.

Cedar Hill Texas rose 11.5% to a median sales price of $367,807 from September and is up year to date 33.7%.
